Identifying opportunities – increasing value
You will have ample chances and opportunities when you have at your disposal the entire range of real estate expertise – from strategy to implementation in project development, rental, property and facility management and are able to utilise the entire breadth of this knowhow actively on the market.
We developed an evaluation process to consistently quantify risks for the actual point in time when they are expected. Major income and cost risks are incorporated into this process along with elaborate rent simulation and a management cost development forecast.
As a full-service provider, we offer active support in identifying ways of raising potential in addition to analysing opportunities and risks of commercial and residential properties – for example from the work-out portfolio of credit institutes.
If the necessary prerequisites already exist (or once we have jointly created these prerequisites), we will incorporate interesting properties into our own portfolio. Our aim is to increase the property’s value – as the name of our company ImmoRaising indicates -through subsequent redevelopment at our own expense and a re-positioning of the property on the market.
In addition to our own equity capital, funds from selected capital resources (private equity and family office) are acquired with focus placed on the project and made available as befits the respective project (limited liability capital, mezzanine capital, atypical dormant equity holding).
